Harrogate’s leading property and interior design expert Richard Grafton talks to Myrings about adding value to your property 2016

Richard Grafton has interior design in his blood. As founder of his namesake interior design and architecture business, based in our beautiful hometown of Harrogate, he and his team of talented designers have transformed properties and businesses all over the world.

As a friend of Myrings (our properties are regularly showcased on the Richard Grafton #Yorkshirepropertyoftheweek blog) we asked Richard for his predictions on the best way to add value to your property in 2016 and here are his top three tips:

Lower ground living

Basement conversions are so popular in London at the moment with square footage at such a premium and the desire for space at a peak. There are literally whole streets of houses unlocking their below ground potential. I have always felt that this is a real hidden gem in a home. A recent basement project for one of our clients saw us turn this unused space into a rustic style wine cellar to house thousands of bottles of wine, but the space can be used for anything from a playroom to an in home cinema. It’s not an easy job though and probably the most technically challenging of any house extension, so I definitely recommend using experts, but ultimately you’ll have more space to enjoy in your home and when you do come to sell, it will be an attractive pull for buyers.

Bespoke bathrooms

It’s always been the case that the bathroom along with the kitchen has potential to add value to your home and we are sometimes even asked to come in and refurbish bathrooms for our clients with the sole purpose of selling the property. We have transformed some truly beautiful bathrooms this year and have seen a trend for combining them with dressing rooms to create a whole master suite experience. Our bathroom expert Andrew recently talked about current bathroom trends and for him a bathroom should be one of the most exciting rooms in the house, where bespoke design, beautiful materials and innovative finishes, come together to create a real ‘wow factor’ space.

Living the light

Many of the properties that we have worked on this year have involved using glass and lots of it to create light, fluid and contemporary spaces. Our interior architecture team has installed everything from bi-folding doors in every material thinkable to floor to ceiling picture and arch windows, orangeries and garden rooms. Glass will continue to be a popular choice in the New Year as this year’s House of the Year programme highlighted, it’s environmental and aesthetic benefits make it a ‘must have’ choice for most self-build property developments.
