  • Ensure your property is ready to let, our goal is to achieve the best rental income for your home however there are ways for you to maximise this, we can offer our expert advice on this during the valuation of your property
  • Make sure you understand your legal responsibilities as a Landlord, there is an enormous amount of legislation to contend with and if you are not comfortable keeping up to date with this legislation ensure you choose a managed service with your agent.
  • Make sure you have a clear understanding of your tax liabilities as a landlord and consider meeting with an accountant if you’re not too sure.

Choosing a management package

We have a range of property management services available to help take the stress away from having to manage the rental property yourself. Our Lettings team are all local people based in the Harrogate office who will get to know you and your property inside out.

You can choose for us to fully manage your property for a complete “hands off” approach, we can part-manage for those Landlords who wish to have some day to day involvement with the tenancy and then there is our “Let only” service for professional Landlords. If you have specific needs we can even tailor make a package to suit you.

We also ensure our Landlords protect their investments by offering Rent Guarantee as part of our managed and part managed services. This cover is your safety net against unpaid rent and legal costs (if required). Speak to our of our team for more information.

The Lettings Process

Finding your perfect Tenant

We will arrange and conduct viewings for pre-qualified applicants, typically as the market is so buoyant we arrange an initial “block viewing” where we show around six prospective Tenants the property, all applicants will have the opportunity to apply to rent the property and then you decide which Tenant is most suited to your property.

Referencing

We use a market leading professional referencing company who meticulously check the Tenants income, credit history and address history. Once all prospective Tenants have passed these checks we will draw up a tenancy agreement to be signed electronically.

Moving in

An independent inventory will be created, documenting the property’s condition and cleanliness. Once the tenancy agreement is signed and the first month’s rent and deposit are paid, then the tenancy begins.

Ongoing Support

If we manage your property, a dedicated property manager will be your point of contact for any maintenance issues or queries, regular property inspections will be carried out with a report including photographs being completed. Our Landlord app makes checking in on your property easy with all important information available at your fingertips.

For landlord-managed properties, you’ll receive the Tenant’s contact details and be their only point of contact for the rest of their tenancy.
