The next step is to ‘do your sums’. When you do your budget you must take into account the deposit (typically one month’s rent) , SDLT (Stamp Duty Lad Tax – if applicable) , and a number of administration charges - as per Tenancy Agreement fees/Reference check fee and Inventory check-out fees. Also remember that you will be responsible for water, gas and electricity charges as well as ensuring you have adequate contents insurance in place.
It is sensible to have your funds in place and personal details ready as you may find that you need to move fast if a suitable property becomes available.
You will need bank details, contact details for a reference from a previous landlord and details of your employer.

Once we have found the right property for you we will put forward your offer to the landlord
Once accepted we will apply for your references and credit searches and, subject to these being accepted, will draw up a tenancy agreement between you and the landlord (It is important you read this and are happy with it and understand the conditions, as it will be your duty to comply to its conditions and requirements throughout the tenancy).
N.B - If you have any requests, you should raise them and have them agreed when you make your offer, and not after the tenancy agreement has been produced.
An independent inventory and schedule of condition will be drawn up, detailing the contents and condition of the property. This will be used when you check in and out of the property so read it carefully and keep a copy.
You will be given an invoice detailing the deposit and initial rent due. Once the tenancy agreement has been agreed and signed by both parties and the monies have cleared, your tenancy will begin.
You will be checked-in by an independent inventory clerk and one full set of keys per tenant will be handed over.
If we manage your property, you will meet your property manager, whom you can contact if there are any issues or maintenance problems during your tenancy. Please note that rent money will be paid by standing order to us for managed properties.
If your property is managed by the landlord, you will be given their contact details and you must contact them directly should any issues arise throughout the tenancy.
Your deposit money will be registered with a government scheme and a certificate provided to you for your records.
