Spend before selling?

Harrogate being Harrogate even now during the awful Covid crisis the Sales marketplace is very busy with most transactions going through at or very near asking price and sometimes higher on gold standard properties (eg – family houses in catchment for Harrogate Grammar etc).

Despite being busy we do still get asked ‘Is it worth us spending £10k to renovate our home before we go to market because we need to achieve the very best selling price possible ?.

It’s a sensible question and our sensible answer in most cases is no – don’t to it.

We have seen too many clients over the years make the mistake of renovating a kitchen or a bathroom only to find that a good number of potential buyers felt that it wasn’t to their taste , would need redoing at some time and then factored this into a lower offer.

Its worse than that right now.

Some building materials are currently out of stock / in short supply & expensive as are some fixtures / fittings and many good tradesmen are quoting several months delay before they can start work on new projects.

Our advice would be to present the property in the best way possible (house and garden) , declutter , use bright lights and clean the clean windows  – but if you are still determined to make a good impression you can certainly freshen up the paintwork in any tired areas. Our tradesmen friends can paint a whole house inside and out in a week so a couple of internal rooms or a hallway & Landing is no problem – and even the best decorators do not have greatly extended order books at this time of year  ( they are currently doing very few outside paint jobs for obvious reasons)
